Quick answer: Lenders approve you on the full monthly cost, not just principal and interest. This calculator adds property tax, insurance and HOA so the number you see is the number that leaves your account.

How to use the Mortgage Calculator

  1. Enter your figures in the fields above — results update instantly as you type.
  2. Choose your currency symbol (the maths is the same in any currency).
  3. Use Share result to save a link that reloads your exact inputs, or Print for your records.
  4. Compare scenarios by changing one input at a time and noting how the main result moves.

Formula

Loan = Price × (1 − Down%) P&I = Loan × i × (1+i)^n ÷ ((1+i)^n − 1) Monthly total = P&I + Tax/12 + Insurance/12 + HOA

Worked example

A 400,000 home with 20% down leaves a 320,000 loan. At 6.5% over 30 years, principal and interest is about 2,022.62 per month; adding 400 tax, 125 insurance gives roughly 2,547.62.

Frequently asked questions

What down payment avoids mortgage insurance?

Many conventional lenders require private mortgage insurance below 20% down. Rules vary by country and lender.

Should I pick 15 or 30 years?

A 15-year loan has a higher payment but far less total interest; a 30-year loan keeps cash flow flexible.

Are taxes and insurance fixed?

No. Both usually rise over time, so treat the totals as today's estimate.
